Florida Rewrites Listing Tax Estimates | Local Roots. Global Reach.

Starting February 1, 2027, Florida listing websites and apps must show residential property tax estimates based on listing prices, not the seller's current bill.
Platforms with tax calculators must use either listing price plus current millage rates under a state formula, or listing price plus county avg. millage.
Platforms may still show current and past taxes as historical information, but they must warn rates vary and estimates can miss assessments, exemptions, discounts, benefits.
If a Florida platform has no tax calculator, it cannot show seller tax bills, must direct buyers to county estimators, and print cannot include them.
Lawmakers said the change should improve transparency by helping buyers gauge likely taxes before closing; implementation work continues ahead of February 1, 2027.
